How Do We Manage Your Property?

Advertising and promoting your property extensively through video tours and targeted online marketing strategies to maximize exposure and rental income.
Preparing the tenancy agreement to ensure compliance with relevant Rent and Housing Acts, and renewing as necessary at the end of the tenancy term.
Handling the tenant's deposit in accordance with Tenancy Deposit Scheme regulations until the end of the tenancy. This includes conducting property inspections, assessing for wear and tear, and managing any termination issues with the tenant and deposit scheme provider.
Coordinating meter readings with utility companies and facilitating the transfer of service contracts to the tenant at the start of each tenancy.
Organizing repair and maintenance work by arranging tradespeople, overseeing agreed-upon tasks, and settling invoices from rental income.
Conducting thorough property inspections and inventory checks at the end of the tenancy, and if needed, negotiating and agreeing on costs related to damages or wear and tear before returning the tenant's deposit.
Screening potential tenants through extensive referencing, including credit checks, Right to Rent checks, employer and previous landlord references, and requesting additional security measures if necessary.
Managing communication with mortgage providers regarding references and tenancy agreements.
Collecting monthly rent payments and disbursing them to you (typically within 15 days of collection), deducting any fees or expenses incurred during the period. Payments are made via direct bank transfer, accompanied by a detailed rent statement.
Providing regular photographic inspection reports of the property on a quarterly basis.
Handling payments on your behalf from rental income for property management costs.
Forwarding your mail as required.
Ensuring compliance with all current licensing and regulatory requirements.
